From preparing your property for the market and coordinating showings to negotiating offers and managing the transaction, our team stays with you through every step — all the way to the closing table.
The Give Back Program is not a limited-service or reduced-service listing. Qualifying sellers receive the same professional care and support our team provides throughout a traditional full-service listing.
We’ll evaluate your property, review current market conditions and comparable sales, and develop a pricing strategy designed to position your property competitively and attract serious buyers.
Your property will receive professional marketing and broad online exposure, including enhanced property photos when applicable, property signage, showing coordination, and promotion across the real estate platforms and marketing channels we normally use for our full-service listings.
We’ll coordinate showing requests, keep you informed throughout the process, and gather and share feedback from buyers and their agents so you know how your property is being received in the market.
We’ll review each offer with you, explain the terms and options, negotiate on your behalf, and provide professional guidance throughout the contract process so you can make informed decisions with confidence.
Once your property is under contract, our team will help coordinate the details from contract to closing, including important deadlines, inspections, appraisals, title and closing coordination, and communication with the parties involved to help keep your transaction moving toward the closing table.
The Grateful Acres Give Back Program is available for qualifying properties located in Montgomery County, Tennessee. Because every seller’s situation is different, we’ll review your property and your plans with you to determine eligibility and the Give Back path that best fits your next move.
If you’re selling your property and purchasing another home within our service area, a designated Grateful Acres buyer’s agent can represent you in your next purchase under a separate Buyer Representation Agreement. Your Give Back listing remains at 0% listing commission.
If you’re relocating outside our service area, Grateful Acres can help connect you with a qualified real estate professional in your new destination while we handle the sale of your Montgomery County, Tennessee property through the Give Back Program. Your Give Back listing remains at 0% listing commission.
f you’re selling your property and do not plan to purchase another property, you may still qualify for the Give Back Program. We’ll document that path with you so you can receive the same full-service representation at 0% listing commission without being required to purchase another property.
We believe in keeping the Give Back Program simple and transparent. Before enrolling, we’ll review the program with you, confirm that your property and circumstances qualify, and make sure you understand the terms that apply to your individual situation.
The 0% offer applies to the listing-side commission charged by Grateful Acres Realty for qualifying Give Back listings. Buyer-broker compensation, if any, is separate from the Give Back listing commission and is not included in the 0% offer. Compensation is negotiable and is not set by law.
Give Back Program listings are offered under a six-month listing agreement. If your property does not sell during the original listing term, you will not owe Grateful Acres Realty a listing commission simply because the agreement expired. You may then choose whether to renew or extend the listing under the terms available at that time.
If you choose to cancel your Give Back listing before the end of the six-month listing term, a $500 early cancellation fee may apply to help offset marketing and resources already invested in your property. Grateful Acres Realty may waive this fee in qualifying extenuating circumstances. No early cancellation fee applies simply because your property reaches the end of its original six-month term without selling.
Properties must be located in Montgomery County, Tennessee, to be considered for the Give Back Program. Eligibility is determined after reviewing the property, its condition and marketability, the proposed pricing strategy, and the seller’s individual circumstances. Location within Montgomery County does not automatically guarantee acceptance into the program.

We ask Give Back sellers to work with us by providing reasonable access for showings and marketing, completing required disclosures accurately, staying in communication with our team, and working with us on a market-supported pricing strategy. Our goal is the same as yours — to give your property the best opportunity to reach the right buyer and make it to the closing table.
